About LM Brothers Aircond
We are a Singapore aircon servicing and repair company. We clean, repair, gas and install air conditioners in HDB flats, condos and landed homes, and in offices, shops and F&B units. Most of the work is routine servicing. The rest is the calls that start with a unit leaking onto the floor at nine at night.

Who runs it
Wilson Lee is the owner and lead technician. He has spent 10 years working on aircon in Singapore homes and commercial premises, and he still runs jobs himself, so he is often the person at your door.
That is why the troubleshooting pages on this site carry his name rather than nobody’s. What is on them is what he tells people on a landing when they ask why the unit is dripping: which cause it usually turns out to be, what it costs to put right, and what you can check yourself in two minutes without paying anybody.
The company is registered as LM Brothers Aircond Pte Ltd, UEN 202409271Z. Those years belong to Wilson and not to the registration — he was doing the work for years before the company was incorporated, which is the usual order for a trade that starts with one person and a set of tools. We print the UEN because it is checkable at ACRA, and because we are not GST-registered, so there is no GST number for you to look up instead.
What happens when you book
Message us with how many units you have, what they are doing, and where you are. A photo of the unit helps. We give you the price before we come, not after.
- We agree a time, often the same day
- We are out until midnight, so an evening slot after work is a normal appointment here rather than a favour.
- We lay up before anything comes off
- Dust off an aircon unit is greasy and it marks. Cloths go down over the floor and over anything sitting under the unit before a single cover is opened.
- You see it running before we leave
- The unit goes back together, switches on, and blows cold while you are standing there. If we noticed something else — a slow drain, gas that looks low — we tell you, and whether it needs doing now or can wait.
- You pay the number we quoted
- Nothing is added at the end. If the job turns out to need something we did not quote for, we stop and ask you first.
What it costs, and why there is no GST
General servicing is $50 for one unit and works down to $20 a unit if you have 6 done in the same visit. A chemical overhaul is $130 for the first unit and $88 for each one after it. A repair starts with a $50 call-out to find the fault, and that call-out is free if we go on to do the work.

If something goes wrong afterwards
Every job carries a 90-day workmanship warranty. If something we worked on fails within 90 days because of how we did it, we come back and put it right at no charge. That covers our work rather than the age of your unit — a part that gives out on its own is a different conversation, and we will tell you which one you are having.
We also say when not to spend. If a general service will fix what you thought needed a chemical overhaul, you get the general service. If a unit is old enough that a repair is throwing money at it, we say so instead of quoting for it. That answer costs us work fairly often, and it is still the one we give.
Where we are, and how soon we can come
We work out of 21 Woodlands Close, #07-45 Primz Bizhub, Singapore 737854. The north and north-west are quickest for us because of it, but we cover the whole island and there is no travel charge anywhere in Singapore.
We are open 8am to midnight every day, including public holidays. Servicing is worth doing about every three months. If you cannot remember the last one, it is due.
